Office building rehabilitation
The Navigreen team was selected by a local, established MEP firm to complete the energy modeling required to obtain energy efficiency incentives for an existing 51,000 square-foot office building in Monmouth County, New Jersey. Our engineers performed an in-depth survey of the site's existing conditions, including all energy consuming equipment such as lighting, boilers, chiller, cooling tower, pumps, domestic hot water system, computers and other plug-load equipment.
Using this detailed information our team developed an energy model simulating the building’s real-world operations. After completing a detailed energy analysis of the utility bills, we calibrated our energy model to ensure it accurately projected the savings expected from planned energy efficiency equipment upgrades of the lighting, heating, and cooling systems. Those planned upgrades included:
LED Lighting Retrofit
Advanced Lighting Controls Installation
High-efficiency Condensing Boiler Replacement
High-efficiency Chiller Replacement
Premium-efficiency Pump Motors
Installation of Variable Frequency Drives
With a savings of 29% compared to the baseline usage, our energy modeling allowed the building owner to obtain incentive approval through the New Jersey Clean Energy Pay for Performance program.
